What do professionals use to seal pavers?
Professionals seal pavers with sealers made for concrete pavers — solvent-based or water-based acrylics, or penetrating silanes and siloxanes — per the Concrete Masonry and Hardscapes Association.
The association's Tech Note on cleaning and sealing is the document the trade trains from, and its first instruction is about sourcing, not brand: use stain removers, cleaners, joint sand stabilizers and sealers made specifically for concrete pavers, bought from a manufacturer, contractor, dealer or association member. Its second is about what to leave on the shelf. Alkyds, esters and polyvinyl acetates are not recommended for pavers, and epoxies and silicones are generally not used on them.

The association's own gloss on the choice: solvent-based products carry the solids as deep as the solvent goes; water-based particles cannot penetrate as far and cure more slowly, with the rate depending on temperature, wind and humidity; and silanes and siloxanes, because they keep moisture out of the concrete, are very suitable outdoors for resisting efflorescence when a glossy surface is not desired. The brand a paver manufacturer names
Belgard, which makes pavers, recommends Techniseal sealants and says so plainly, adding a warning that applies to the whole shelf: do not trust a product because it came from a big-box store or carries a high-profile name from another category, because a brand good at paint is not necessarily good at paver sealer. That is Belgard's recommendation, printed as Belgard's. Techniseal itself describes its protectors as lasting at least two years, with a well-kept patio going five before a full reseal.

What professionals do before the sealer
Clean, with the right cleaner. The association says stains are removed first, then an efflorescence-and-dirt cleaner over the whole surface — usually a buffered acid-and-detergent blend made for pavers, applied by a professional with a pressure washer running 1,000 to 4,000 psi and a wide nozzle that will not blow the sand out of the joints. Then at least 24 hours dry before most sealers. Techniseal's version is the same sequence with its Paver Prep cleaner about 24 hours before sealing, and a wait of 60 to 90 days after a new installation so efflorescence can work out first.

How professionals apply it
Techniseal describes two methods — roller or sprayer — with the sprayer faster on large areas once it is set up, and one rule for both: reach the saturation point. Apply generously, wait four to five minutes for the sealer to absorb, and repeat until a little remains on the surface, then back-roll the excess. The association's method for film-forming sealers is a squeegee that wipes most of the sealer off the paver faces and leaves some in the chamfers to soak into the joints, generally in one coat.

- Do professionals use wet-look sealer?
- Some do, on request. The association says some sealers add a glossy sheen or wet look and others a low sheen or flat finish, and that slip resistance must be maintained with surface sealers. HomeGuide lists slipperiness and a white haze among the cons of the glossy solvent-based kind.
- Is there a sealer that also locks the joint sand?
- Yes — the association describes liquid joint sand stabilizers and notes that water-based sealers stabilize joint sand too, per HomeGuide. Polymeric sand is the other route, and Techniseal says polymeric sand needs 30 days to cure before sealing.
- Why not use a concrete driveway sealer from the hardware store?
- Because the association's list of what not to use — alkyds, esters, polyvinyl acetates, and generally epoxies and silicones — covers a lot of that shelf, and Belgard's warning is aimed at exactly that purchase. A sealer labeled for concrete pavers is the filter.
- How many coats do professionals apply?
- Generally one, on the association's description of the squeegee method, applied to saturation per Techniseal. Both manufacturers warn that adding sealer every year builds a film that can discolor in sun or delaminate and fade the color.
